Major developers are queuing up to be part of what many are calling a "game changer" at Mt Hotham, says specialist alpine agent John Castran.
An expression of interest process closes in Mid-October for a five-storey development in the middle of the village including basement car parking, shops, offices and apartments.
The successful developer will also need to make allowances for a medical centre and the resort's ski patrol.
"We have high profile developers driving into what will be the biggest thing to happen at Mt Hotham for more than a decade," Mr Castran said.
"The capital city markets are buoyant at the moment so many of these developers are looking for something to do that is a bit of fun - something different. This will be a five-storey development on a block of land that has never been available for developers, 1900sqm of space - basically they have a blank canvas to create a centrepiece for the resort. In addition to the developers there is already interest from people wanting to buy off the plan."
Expression of interest documentation says that the ground floor will face both the Great Alpine Road and the Corral car park, where the resort management is planning a town square.
It is expected that there will be food, retail and entertainment opportunities to guests visiting year-round and with panoramic views across Australia's Alpine National Park.
Above this will be opportunities for apartments and lodgings which boast spectacular views to the Summit, Razorback and Mount Feathertop.
